What features are buyers looking for?
When reviewing the sales we have assisted buyers with over the past 4 weeks, there is one thing they all have in common.The View and the amenities are at the forefront of buyer's demands. Whether looking for oceanfront views; waterway views or even just seeking a home a short walk to the beach, if the property doesn't at least fit into one of the categories, it doesn't even make the list to Show. Another key feature I have had requests for more often than not is a pool. Although many associate a pool with maintenance, upkeep, and expense, our northern friends seek this as they associate the beach with water and the ease of having this amenity just steps from the back door only adds to the excitement of sunny days near the beach (as they leave the snow blowers & sweaters behind).
First, I have seen a great increase in luxury buyers whether looking for access to the Intracoastal because they are avid boaters or just to enjoy coffee while watching the excitement from their private balcony. Looking for luxury... a POOL is a must & outdoor kitchens make this their own private paradise. Golf course views are on demand and if the condo doesn't have one, it might not make the list as of late. Last but certainly not least is the demand for homes close to the ocean... a walk or the dream of a personalized golf cart is what buyers are looking for. They want a home updated and with open floor plans; stainless steel appliances; a fenced in yard for a pool or a pet. This is a hard find and as we make our way through these beach cottages built in the 70's and 80's, many are quickly eliminated from the list due to the work needed.
